Start with the exterior of your house, or your curb appeal. Examine the exterior of your home from the view of a passerby. What do you notice first? What great characteristics seem hidden?
Knowing this assists us in determining what plan of action we can use to invite buyers from the street and into your home. If your house isn't the best it can look on the outside with refreshed paint and blooming greenery it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your home's final selling price.

Make yourself at home...
Can buyers envision themselves lounging in your living area, relaxing in your master bedroom or getting work done in your home office? I want your Open House to welcome buyers and offer them a sense of comfort. I'll help you accomplish this by recommending small improvements that highlight the features of your home.
I'll help you eliminate anything that gives the illusion of clutter. Tabletops should be free and clear. Knickknacks, souvenirs, family photos, and play time artwork should get moved out of sight. You need to "neutralize" the home so buyers can envision it as their new home.
Every room gets a once-over. I'll note the pieces of furniture that should be put in storage, rooms that need new paint, carpet needing to get changed, fixtures that need polishing, and any other improvement that can quickly be made to positively influence the sale.
I'll ensure your house is likable and that it's welcoming, steering clear of "loud" or "personalized" shades on the walls and furniture. And if you've already moved out, you can think about temporary furnishings. You want your home to look inviting as opposed to uninhabited.

Setting the Stage
At your Open House, we're doing well if we're engaging the buyer's senses.
Brightening up each room is critical, so we'll do things like open curtains and add lighting where needed to welcome the buyer. Together we'll enhance the air of the house with enjoyable music to listen to while guests enjoy your home and assure a nice fragrance circulates throughout your home. We'll add cozy-looking bedspreads, and place pillows on your couch and bedding. We want buyers to feel like your home is their future home. |
